Water damage · Seminole, FL · July 2026
An A/C overflow in Seminole, tracked from the den floor to the garage ceiling below
The A/C overflowed and soaked about half of the den carpet. Water also got into the A/C return box and dripped through to the garage ceiling. We removed what couldn't be saved and logged moisture at every visit until each area reached its dry goal.

What we found
We arrived the evening of July 15. The homeowner had already cleaned up most of the standing water, but the readings showed how far it had gone:
- Den floor: about 70 of 141 sq ft wet, plus the lower walls
- The A/C return box
- Garage ceiling drywall directly below: about 60 of 400 sq ft wet
Den floor moisture readings
Meter reading at each visit. The dashed line is the dry goal of 17.
What we did
That first night we pulled the den baseboards and the wet carpet to expose the subfloor, took down the heavily affected garage ceiling drywall and wet insulation, and set air movers and a dehumidifier to stabilize the space.
Two days later we removed the damaged A/C return box and found the subfloor beneath it heavily affected. We HEPA-vacuumed the A/C closet, applied antimicrobial, and fitted a temporary filter so the A/C could keep running. We removed the rest of the den carpet and tack strip and kept cutting garage ceiling drywall until the readings were normal.
