A hidden toilet leak in Palm Harbor that first showed up in the garage
The homeowner found a puddle at the front of the garage. The source was a failed wax seal under the master bathroom toilet. The water had spread under the flooring through six connected areas before it ever surfaced.

What we found
The homeowner traced the garage puddle to the wall the garage shares with the master bathroom, but had never seen water in the bathroom itself. A licensed plumber found the cause: a failed wax seal under the toilet. Water had been running under the flooring and staying out of sight.
Our meters found it in far more places than the garage:
- Master bathroom: the flooring and the lower 12 inches of drywall
- Master closet: the whole floor
- Master bedroom: about half the floor, spreading to the far side of the room
- The living area that shares a wall with the bedroom, and the entry hallway
- The garage wall shared with the bathroom
Why it was treated as Category 3
Water from a toilet that has sat in building materials for a long time is treated as contaminated. That means wet porous materials such as drywall and baseboards come out rather than being dried in place, and the work happens inside containment with air filtration.
What we did
On the first visit we set an air scrubber and a dehumidifier to control the space. When the removal work began, we built containment around the master bedroom and bathroom, packed the contents into a storage pod in the driveway, covered the wall-mounted TV, removed the baseboards and capped the bathroom supply lines. Demolition started the next day.
