We inspected both levels of a loft apartment. There was no visible growth, no water staining and no elevated moisture, so we said so and recommended an HVAC cleaning instead.

What we checked

The unit is a loft-style apartment with an open floor plan on two levels. We did a visual inspection of both levels and took moisture readings in the building materials, along with temperature and humidity readings in the air.

No visible microbial growth on walls, ceilings or other accessible materials
No visible water staining
No elevated moisture in the materials we tested
An HVAC unit on the lower level that needed cleaning

What we recommended

Based on what we found, there was no visible evidence that mold remediation was needed. We recommended cleaning the HVAC unit and treating it with an antimicrobial agent. The owner confirmed that was done.
